Start with the life you want, then work through the numbers.
Before we talk about a loan, I want to understand your move. Are you looking for more room, adjusting to new orders, leaving active service, or hoping to put down roots near family? We will talk about your timeline, your current housing, and a payment that leaves room for everyday life.
Understand your benefit
We help you obtain or review your Certificate of Eligibility, discuss prior VA loan use, and identify entitlement questions to resolve. You do not need to arrive knowing the terminology. A COE confirms service-related eligibility; your complete application still needs review.
Prepare your financing
I help you understand which income, credit, and savings documents we need and why. If you are changing jobs, self-employed, or preparing for a military transition, we will discuss those details early so you know what needs attention.
Compare the whole payment
We review the loan payment alongside taxes, insurance, any HOA dues, and upfront costs. I explain the funding fee and whether an exemption may apply, then help you compare appropriate financing paths without assuming VA is the only choice.

Am I eligible to use a VA home loan?
Eligible Veterans, active-duty service members, National Guard and Reserve members, and certain surviving spouses may qualify. Service requirements depend on your service history and status. We help you request your Certificate of Eligibility (COE), then explain what it shows. VA determines benefit eligibility; we also review income, credit, and occupancy for the loan.
You do not need to know which form to bring before reaching out. Tell my team about your service and any prior VA loan, and we will guide you through the documentation needed. Review the VA's eligibility guidance →
Can I buy another home if I already have a VA loan?
It may be possible to have two VA loans at the same time. Remaining entitlement can support another purchase, subject to qualification and any required down payment. The new purchase must meet VA occupancy requirements as your home, rather than being solely an investment property.
Keep your current home
I review the entitlement tied to your existing loan and what remains for the next purchase. We consider the new property's county, price, and financing needs to determine whether a down payment may be required.
We also review the responsibility of carrying both homes. If you plan to rent the first one, I explain how proposed rental income must be documented and evaluated.
Sell before your next purchase
Selling and paying off your existing VA loan may allow you to request restoration of the entitlement used. My team helps you coordinate the mortgage documentation with your sale and purchase timeline.
We will confirm the restoration and financing plan rather than assume that listing the home frees up your benefit.
Pay off the loan and keep the home
VA also allows a one-time entitlement restoration when a prior VA loan is paid in full and you retain the property. I help you identify the questions and documentation for VA review before relying on this path.
Paying off or refinancing an existing loan deserves a cost comparison. We will consider whether it supports your overall plan.
Start with your current mortgage statement, your COE if you have it, and the location and price range of your next home. I will help you compare keeping, selling, and alternative financing paths. You do not have to calculate entitlement alone.

From looking at homes to understanding your next step.
My team helps you prepare for pre-approval, explains requests for documents, and keeps you informed as your loan moves through appraisal, underwriting, and closing. If something needs attention, we talk about what it means and the choices in front of you.
We work alongside your real estate professional on financing questions and the purchase timeline. If you still need an agent, we can help you connect with someone who understands the home and community you are looking for. Bring your team, or let me help you build one.
The appraisal and property requirements matter too. Before you commit to a home that needs work, let's discuss the proposed improvements and whether VA renovation financing or another option deserves a closer look.
Already own a home? Your next move deserves its own plan.
Use your benefit again
We review your existing VA loan, remaining entitlement, and plans to sell or keep your home before deciding how to finance the next one.

I compare your current loan with the proposed terms, costs, and time you expect to keep the loan. An IRRRL may be a path for an existing VA loan; accessing equity is a separate conversation.

You don't have to figure this out alone.
Tell me where you are today and what you hope comes next. We can meet by Zoom or phone, or arrange an appointment at my office. If you are ready to apply, my team will help you understand the secure document process. If you are still exploring, a conversation is a good place to begin.
