California’s capital is shaped by its rivers, tree-lined neighborhoods, historic districts and a mix of homes that reflects generations of growth. From the central city and established neighborhoods along the American River to communities stretching throughout Sacramento County, there are many different ways to call this area home.
If you’re thinking about buying a home in Sacramento, I created this guide to help you get to know the area, understand some of the homeownership considerations that come with living here, and find the local resources you’ll need along the way.
Hi, I’m Amy DeBusk. Let’s Talk About Buying a Home in Sacramento.
I’ve spent more than 25 years helping people understand their mortgage options and turn the idea of homeownership into a plan they can move forward with. My office is in Roseville, and Sacramento and the surrounding communities are an important part of the area I serve.
Buying here can look very different depending on the home and neighborhood you choose. Property taxes and assessments, homeowners insurance, HOA costs, the age and type of the property, and your financing can all affect the real monthly cost of owning the home.
My job is to help you understand those pieces together, compare your options and build a financing plan that fits what you’re trying to accomplish.
Four Places to Start Imagining Your Sacramento Life
Your neighborhood shapes your everyday routine as much as your house does. These four areas offer different ways to enjoy Sacramento, from established residential streets to the energy of the central city.
Classic homes & neighborhood walks
East Sacramento
If you love homes with personality, East Sac is a wonderful place to explore. Established streets, the Fabulous Forties, and McKinley Park give the area a distinctive sense of place. Picture a walk through the rose garden, a coffee stop, and a front porch that becomes part of your daily routine.
Mercy General Hospital is on J Street, making this an area worth exploring when that campus is part of your workday.
Green space & local traditions
Land Park
William Land Park gives this neighborhood a natural gathering place for walks, picnics, and time outdoors. Classic homes, Fairytale Town, and longtime neighborhood favorites add to its appeal. If your ideal weekend includes a park visit and a stop for a treat, put Land Park on your list.
Parks & room to settle in
Arden Park
Arden Park offers an established residential setting with neighborhood parks, recreation programs, and community activities. If you are imagining backyard dinners, a garden, or space for the dog to play, explore the homes and lots here with your Realtor.
Arden Park is in unincorporated Sacramento County. A Sacramento mailing address does not mean City of Sacramento utility services apply.
Coffee, dining & city energy
Midtown
Midtown puts restaurants, arts, coffee shops, and neighborhood activity close to your doorstep. Explore it if you enjoy being connected to the central city's everyday energy. Depending on the property, your search might include a condo or a home with historic character.
Sutter Medical Center's Midtown campus is another reason people look closely at this part of Sacramento.
Try the commute at the time you would actually travel and spend time around the blocks you are considering. Your favorite neighborhood is the one that fits how you want to live.

Home Loan Guidance for Your Sacramento Move
Every path to homeownership is different. Choose the hub that sounds most like your story, then let’s talk about how the details come together for you.
Bring the questions you have today. Amy will help you sort through the home, the financing and the next steps so you can move forward with more clarity.
As California’s capital, Sacramento has something many cities don’t: a diverse economy supported by several major industries. That matters when you’re thinking about buying a home and putting down roots for the long term.
Government
As the state capital, Sacramento is home to public service, the organizations that support California government, and a broad professional-services community. If a government position is bringing you here, I can help you understand your home financing options and what may fit your plans.
UC Davis Health, Sutter Health, Kaiser Permanente, and Dignity Health/Mercy are part of Sacramento’s substantial healthcare community. For eligible physicians and medical professionals, we can also discuss specialized financing options alongside your move and career timeline.
Sacramento State, the Los Rios Community College District, and the region’s school systems make education another meaningful part of the local economy. Educators buying here can explore conventional, FHA, down-payment assistance, and other home-loan options based on their circumstances.
Sacramento’s Farm-to-Fork identity is connected to the food production, agricultural research, and farming region around it. That connection supports local businesses and gives the city’s lifestyle a character that many people feel as soon as they begin exploring here.
Professional services, construction, manufacturing, technology, and locally owned businesses add another layer to Sacramento’s employment base. If your income does not fit neatly into a W-2 box, we can discuss mortgage options designed around the way you earn.
For many homebuyers, schools are an important part of researching a home and neighborhood. Sacramento is served by several public school districts, and the district or school connected to a home can change depending on the exact property address.
Rather than relying on a ZIP code or neighborhood name, I recommend using the official district and school-locator tools before making decisions about a particular home.
Sacramento City Unified School District
Sacramento City Unified serves much of the City of Sacramento, including many of the central and established neighborhoods featured in this guide.
District Office 5735 47th Avenue Sacramento, CA 95824
Enrollment Center:(916) 643-2400 5601 47th Avenue, Sacramento, CA 95824
SCUSD's official School Finder allows you to enter a home address and identify the designated neighborhood elementary, middle and high schools. Attendance assignments follow geographic boundaries; services, enrollment policies, programs and capacity can also affect placement.
Parts of northern Sacramento are served by Twin Rivers Unified School District, including communities in and around North Sacramento and Del Paso Heights.
Twin Rivers provides an official My School Locator. Enter the property's home address to see the assigned TK-12 schools. The locator does not cover preschool, Head Start or charter schools within the district.
Some homes in north Sacramento and the Robla area are served by the Robla School District.
District Office 5248 Rose Street Sacramento, CA 95838 (916) 649-5248
Robla operates elementary schools serving its district area, so families should also confirm which district serves the later grade levels associated with a particular address.
Not Sure Which District Serves the Home?
That's normal in Sacramento. District boundaries don't necessarily follow neighborhood names, ZIP codes or even the boundaries people commonly think of when they say “Sacramento.”
The Sacramento County Office of Education (SCOE) provides an interactive map showing public schools and district boundaries throughout the area.
If schools are an important part of your home search, check the exact property address directly with the appropriate school district before making a decision. Attendance boundaries, enrollment availability and district policies can change.
These official resources give you a starting point for researching the schools connected to the Sacramento home you're considering.
A New Medical Career Chapter. A Home That Fits It.
Sacramento's hospitals are part of the fabric of the city. If a new position, residency, or practice is bringing you here, we can talk about your home plans alongside your start date and the routines you are building.
I can help you explore doctor home loan options and compare them with other financing choices based on your profession, income, and plans. Let's build a homebuying timeline around your next chapter.
If you need a referral to a premier local Realtor, reach out to me. Tell me where you are looking and what matters most, and I can help connect you with an agent who knows the area and understands your goals.
Once you have the keys, these contacts help you turn a new address into home. Save this directory for utility setup, pickup schedules, and property questions.
Start with your property's service area. City contacts below are for homes inside Sacramento city limits. For Arden Park and other unincorporated addresses, use Sacramento County 311 at (916) 875-4311 to find the right services. Confirm water, sewer, waste, and internet providers for your exact address before scheduling service.
