Amy DeBusk, mortgage advisor serving Lincoln

Hi, I'm Amy DeBusk. Let's Talk About Making Lincoln Home.

I've spent more than 25 years helping people turn the idea of homeownership into a plan they can move forward with. My office is in neighboring Roseville, and Lincoln is an important part of the community I serve.

Maybe you're imagining a first home in Twelve Bridges, a place close to downtown or a new chapter with golf and more time outdoors. My job is to help you connect that vision with financing that fits your life.

In Lincoln, it's especially helpful to look beyond the asking price. We'll bring your mortgage, property taxes, special assessments, insurance and any HOA dues together so you can compare homes with the full payment in mind.

My Roseville office:
2999 Douglas Blvd, Ste 180 Rm. 111, Roseville, CA 95661
In-office visits are by appointment only.

Four Lincoln Communities to Explore

Lincoln offers several different ways to live. Visit the streets, try the drive to work and spend time in the places that would become part of your everyday routine.

Foothill surroundings

Twelve Bridges

Twelve Bridges brings neighborhood living into Lincoln's foothill setting, with parks, walking routes and the Twelve Bridges Library nearby. It's a place to explore if your wish list includes outdoor time and a home with space to grow.

Compare individual homes, any HOA requirements and property-specific assessments. Confirm school assignments by address rather than relying on the Twelve Bridges name.

An active next chapter

Sun City Lincoln Hills

This established active-adult community is worth exploring if you picture more time for recreation, community activities and golf. Take time to tour the amenities and imagine which ones you would enjoy using regularly.

Review the community's age and occupancy requirements, association dues and membership details as part of your home search.

Golf & foothill scenery

Verdera

The Verdera area offers another way to enjoy Lincoln's foothill surroundings, with Catta Verdera Country Club at its heart. Include this part of Lincoln in your search if golf and a distinctive residential setting are high on your list.

Ask about the specific property's association obligations and the club's separate membership terms; owning a nearby home does not automatically include golf privileges.

Small-town character

Downtown & Historic Lincoln

Lincoln's older streets and downtown storefronts offer a different feel from its newer communities. Explore the residential blocks around the center of town if you enjoy established surroundings and being close to local businesses.

Look at each home's condition, improvements and outdoor space, and consider how its layout supports the way you want to live.

Make a little time for golf. Explore Lincoln Hills Golf Club and Catta Verdera Country Club to compare their settings, tee-time access and membership options.

Schools & School Districts in Lincoln

Lincoln is primarily served by Western Placer Unified School District, with elementary, middle and high schools in Lincoln and the surrounding Western Placer area. Start with the home's exact address to confirm its assigned schools and enrollment requirements.

Which Schools Serve Your Home?

A neighborhood name or ZIP code won't tell the whole story. Western Placer Unified's enrollment page includes district boundaries and a Find Your School by Address tool. Confirm the assignment for the school year connected to your move.

Home Prices & Property Taxes in Lincoln

Lincoln may give you opportunities to find more of what you want within your budget, depending on the neighborhood and the homes you're comparing. Price differences with Roseville, Rocklin and other nearby communities change with the market, property size, age and condition.

Some Lincoln homes have higher total property-tax bills because of Mello-Roos special taxes and other assessments. That does not mean every Lincoln home has a higher tax rate. The City's special-tax and assessment reports are a starting point, but the amounts need to be checked for the individual parcel.

A lower purchase price can still come with a higher monthly payment once assessments, insurance and HOA dues are included. A seller's current tax bill may also differ from what you would pay after purchasing the home.

I'll help you estimate the property taxes, review applicable assessments and put those numbers alongside your mortgage payment. We can compare the homes you're considering so you know what fits comfortably before you move forward.

Another option to explore

Could a USDA Loan Help You Buy in the Lincoln Area?

A USDA guaranteed home loan can offer 100% financing with no down payment for an eligible primary residence. It's an option worth checking when your search includes qualifying rural areas around Lincoln.

Eligibility starts with the exact property address. A Lincoln mailing address alone does not establish eligibility, and some homes will fall outside USDA's designated areas. Household income limits and credit, debt and repayment requirements also apply.

No down payment doesn't mean no closing costs. We'll review the cash needed to close, USDA guarantee fees and the full monthly payment, then compare the result with other options for your situation.

USDA financing is available to eligible repeat buyers as well as first-time buyers. Learn more from the official USDA guaranteed loan overview, or compare conventional, FHA, VA and down payment assistance options with me.
