YOUR FIRST HOME, YOUR NEXT CHAPTER

Buying Your First Home Later in Life

The timing may be different than you pictured. The opportunity can still be very real.

Buying your first home now can be about more than catching up. It can be about choosing a home, payment, and plan that support the life you have built and the years ahead.

A FRESH LOOK AT WHAT IS POSSIBLE

It is not too late to make a home your own.

Life may have made room for other priorities first: a career, family, caregiving, school, or simply waiting for the right time. We start with the numbers and goals that matter now, then build a path that feels grounded and comfortable.

01

A payment with breathing room

We look beyond the purchase price to the full monthly picture, including taxes, insurance, HOA dues, and the room you want to keep in your budget.

02

A timeline that respects your plans

Whether your goal is to move soon or prepare thoughtfully, you will know what to work on next and why it matters.

03

A home that works for the next season

Layout, maintenance, location, family visits, and future flexibility can all belong in the conversation from the beginning.

LOAN PATHS WORTH EXPLORING

Your first home does not require one-size-fits-all financing.

The best fit depends on your credit, income, assets, property, and funds available for the purchase. These are three places we can begin the conversation.

A CONVERSATION ABOUT THE HOME YOU WANT NOW

You do not need to have every answer before we talk.

Bring what you know about your income, savings, credit, and timing. I will help you understand the payment, loan options, and next step that make sense for your situation.

A PLAN THAT LOOKS AHEAD

A mortgage can fit within your bigger plans.

Age alone does not determine whether you can qualify or which mortgage term you can choose. Lenders review documented income, credit, debts, available funds, the property, and loan-program requirements.

A 30-year term can be available to a qualified buyer at any age. A shorter term may reduce total interest when held to term, while a longer term may provide a lower required monthly payment. We can compare both in the context of your own goals.

If retirement timing or investment-account withdrawals are part of your decision, bring in your tax or financial advisor for guidance specific to you.

IF AN OLD ANSWER IS HOLDING YOU BACK

Today deserves a fresh review.

“I was told no years ago.”

Your income, credit profile, savings, debts, and loan options may have changed. We can identify what is workable now and what may need preparation.

“I do not have 20% down.”

A 20% down payment is not required for every loan. We will compare your cash to close, monthly payment, mortgage-insurance costs, and any assistance-program rules.

“I am buying on my own.”

Many buyers purchase without a co-borrower. We start with your individual qualifications and build from there.

A CALM, CLEAR START

Your first-home plan, one step at a time.

  1. Share your goals. Tell me what you want from the home and what you want the payment to leave room for.
  2. Review today. We look at income, debts, credit, and funds available for the purchase.
  3. Compare paths. I explain payment, upfront costs, and program requirements in plain language.
  4. Choose the next move. You may be ready for pre-approval, or you may leave with a focused preparation plan.

COMMON QUESTIONS

Questions about buying your first home later in life

Am I too old to buy my first home at 45 or 50?

No. You can explore buying a home at any adult age. Qualification depends on your documented income, credit, debts, available funds, and the loan and property requirements.

Can I get a 30-year mortgage at 50?

Yes. Being 50 does not automatically limit you to a shorter loan term. If you meet program requirements, we can compare available terms based on your payment and financial goals.

Do I need 20% down?

No. Some purchase loans allow lower down payments for eligible buyers. We will compare the full monthly payment, cash needed at closing, mortgage-insurance costs, and assistance options where available.

Can I buy without a spouse or co-borrower?

Yes. Many people buy without a co-borrower. Your qualification is based on your own documented income, credit, debts, available funds, and the loan and property requirements.

What if a lender turned me down years ago?

It is worth taking a fresh look. We can review where you are today, explain what has changed, and create a focused plan if there is something to prepare before you shop.
