You have a new beginning to look forward to
A new role can open up exciting possibilities. Finding the right home is part of making that opportunity work for your whole household, from a comfortable commute to room for family and a community where you feel welcome.
Your start date is a good place to begin.
A job offer and a moving date can leave a lot to coordinate. I can review the mortgage documentation and timing with you before you rely on the new income or commit to a home.

You may be coordinating a start date, a home sale in another state, and a move before you have had much time to explore. I will help you understand the financing questions early so you can focus on the places and possibilities that fit.
Start with employment, timing, and the payment you want
Bring your offer or transfer details, expected start date, compensation structure, relocation benefits, and current housing costs to our planning conversation. The lender will need to verify which income can be used and when. A future start date or changing compensation deserves an early review.
We can begin remotely, review the income and timing questions, and identify the preparation needed before you make an offer. If you need local connections, we can help you build a homebuying team here; if you already have an agent, we will work alongside them.
We can build a spending plan around the whole move: mortgage payment, taxes, insurance, association dues, transportation, moving expenses, and any period of owning two homes. The calculator is a useful estimate to begin with.
Decide how the current home fits
You could sell first, make a purchase contingent on the sale, or explore buying before you sell. A bridge loan and a buy-before-you-sell program are different options, with their own costs and requirements. We will compare them with financing the next home while carrying the current one.
If you are considering keeping it as a rental, start with the first-rental planning section before deciding. Expected rent, repairs, reserves, and management all matter alongside the mortgage.
Get to know the Sacramento area
The Sacramento relocation guide brings the local and financing questions together. Explore living in Roseville and the utilities and community contact guide as you narrow your search.
If you are a doctor, dentist, or veterinarian relocating for work, visit the Doctor Home Loan Hub for the professional eligibility and relocation details. If California is a return home, my returning to California page may speak more closely to your plans.

Moving in another direction?
I also help with home financing in Texas and Tennessee. Start with the page for the state where you plan to buy so the conversation follows your destination.
Tell me where you are heading and when you hope to arrive. We can meet by Zoom or phone before you move, or at my Roseville office when you are nearby.
Your questions, answered
Can an offer letter help me qualify before starting work?
Some programs allow qualifying based on eligible future employment under specific conditions. I will review the offer, start date, income type, and documentation before you rely on it.
Should we rent before buying?
Renting can give you time to explore, but it also adds moving and housing costs. We can compare that flexibility with purchasing now based on your timeline and finances.
Can relocation benefits cover closing costs?
It depends on the employer benefit and loan requirements. Share the benefit details so we can confirm what is available, when it is paid, and how it can be documented.
