A 203k loan is a house that is not finished being the house you will occupy, plus an FHA loan that tries to finance eligible work. East Sac bungalows with ancient electrical, a Roseville ranch that needs a kitchen and a roof, a Sacramento house that is sound enough to save: the life is the finished occupancy. The financing is HUD’s rehab structure, not a handshake with a handyman.
Amy DeBusk, Branch Manager, NMLS 281056, Amy DeBusk Home Loans, loanDepot.com LLC NMLS 174457, 2999 Douglas Blvd, Ste 180 Rm. 111, Roseville, CA 95661. (916) 705-2557 · adebusk@loandepot.com. Licensed CA, TN, TX. Regular FHA purchase of a livable home: FHA loans. Broader construction OTC versus two-close: remodel and construction. She will not promise HUD will approve your Pinterest board.
First-timers who found a fixer because it was “cheap”: read first-time and this page. Cheap plus 203k complexity is not cheap.
Limited 203k: smaller, defined, still not DIY chaos
Limited 203k (often discussed as a cap on eligible repairs and a simpler consultant path than standard) is for work that is not a structural reinvention. Roofs, kitchens, baths, flooring, some systems: the list is a HUD list, not your wish list. Amy will not let you use limited as a nickname for a full remodel to dodge a consultant.
Even limited loans need bids, a plan, and a contractor the program can live with. Draws still exist. You still may not live in a hazard. Sellers still have to wait through a longer process than a vanilla FHA purchase. If the seller will not wait, 203k is the wrong offer language.
Standard 203k: structural, consultant, longer loan
Standard 203k is the deeper rehab path: structural work, additions in some cases, a HUD consultant, more rooms in the budget. It is also how loans stall when the consultant, the bids, and the borrower disagree. Amy wants the consultant conversation early, not after you are in contract with a listing agent who has never closed 203k.
Standard is not a license to take a teardown that HUD will not treat as 203k and pretend the federal rehab box still fits. Some projects belong in construction lending instead. Amy will send you to construction when 203k is the wrong federal costume.
What the property has to be, and what you have to be
Occupancy still matters. 203k is not an investor flip program. If you are flipping, go to fix and flip. If you are DSCR, go to DSCR. If you are occupying, you still have credit, income, MIP, and FHA limits to live with. Rehab costs sit inside a total loan that still has a limit conversation.
Condos plus 203k is a special kind of headache. Project eligibility plus rehab in a building you do not control: Amy would rather you hear no early.
Self-employed plus 203k is two stacks. Do not bring only pretty deposits. See self-employed.
| Limited 203k | Standard 203k | FHA purchase | Construction OTC / two-close | |
|---|---|---|---|---|
| Work depth | Defined, more modest eligible repairs | Deeper rehab, consultant-heavy | House already livable | Ground-up or heavy build structures |
| Seller patience | More than vanilla FHA | A lot more | Baseline FHA timeline folklore | Not a typical resale offer |
| Wrong user | Someone hiding structural work in “paint and carpet” | Someone who needed construction lending | Someone whose house is a job site | Someone who needed HUD 203k specifically |
Not a HUD handbook. Caps and consultant rules change. Qualification required. No rates.
Roseville versus Sacramento city: the same program, different counters
A 203k in the City of Roseville still needs local permits, inspections, and a contractor who can pull those permits. Sacramento city has a different counter and often older housing with knob-and-tube or unpermitted additions. Unincorporated Placer is a third counter. Name the jurisdiction early. The HUD structure does not replace the city. If the work cannot be permitted, the loan cannot include it.
Insurance on a house under rehab is not the same policy you had as a renter. Vacant or under-construction coverage can change the monthly picture and the feasibility of living elsewhere during draws. Budget that cost like it is real, because it is. First-timers stretching into a fixer to “get more house” should keep the calculator open and still assume the payment will include MIP plus a period of not living there.
How Amy wants the first conversation to go
Address, what is wrong with the house, who will contract the work, whether you can occupy later, and whether the seller’s agent has ever closed 203k. Book https://calendly.com/amydebusk/initial-consultation before you write. Apply https://www.loandepot.com/adebusk when the stack is real. Amy DeBusk, NMLS 281056.
If the house is already a home, use FHA loans. Using 203k language on a clean purchase makes you look like you do not know your own offer.
203k questions from people who toured a fixer on a weeknight
Is limited 203k just a smaller standard 203k?
It is a different depth of eligible work and process, including how consultants and caps show up. Amy will not let you pick limited to dodge structural reality. HUD rules decide, not a nickname.
Can I do the work myself to save money?
Owner labor is restricted. Sweat equity folklore from the internet is not a plan. Tell Amy who is doing the work before you write the offer.
Will FHA 203k beat a construction loan?
They solve different houses. Construction OTC or two-close may fit a ground-up or a project 203k will not. See construction. Amy will not pick based on which acronym you googled first.
Can investors use 203k?
203k is an occupancy rehab conversation on this site. Flip and rental cash-flow loans belong on fix and flip or DSCR. Do not occupy on paper only.
Does 203k avoid FHA MIP?
No. You are still in an FHA world. Read FHA loans for MIP honesty, then add rehab complexity. No rates on this page.
