Super Jumbo loan guidelines

The Important Pieces of a Super Jumbo Loan

Super Jumbo financing is built for a home purchase that goes beyond the usual Jumbo range. The goal is still simple: understand the full financial picture early, so you can make decisions around a remarkable home with clarity.

Minimum down payment

Plan on 25% down

This Super Jumbo option begins with a 25% down payment. Your final structure will also reflect the property, loan amount, assets, income and overall borrower profile.

Maximum loan amount

Up to $6,000,000

Select Super Jumbo financing can reach a loan amount of $6,000,000, subject to current program guidelines, the property and full underwriting review.

Credit profile

Typically 720+

Plan on a 720 or higher credit score as a starting point. Strong payment history, limited revolving debt and the overall credit profile all matter.

Cash reserves

Substantial reserves matter

Reserves are eligible funds left after your down payment and closing costs. Super Jumbo programs generally expect a meaningful cushion based on the property, loan amount, loan-to-value and your full financial picture.

Debt-to-income ratio

Reviewed in context

Your monthly obligations are reviewed alongside stable income, assets, available equity and reserves. The right structure is built around the whole picture, not one number alone.

Property and appraisal

The home matters, too

Estate properties, acreage, distinctive finishes, views and custom details can all shape the appraisal and lending conversation. We will look at the home early, before you are too far into an offer.

Before you make an offer

Get the homeowners insurance quote early.

Before you make an offer, we will review the insurance side of the home and help you get a quote for the specific property. Together with taxes, HOA dues and the mortgage payment, it gives you a more useful view of the economics before you decide to move forward.

These are planning guidelines, not a loan offer or approval. Loan programs, maximums, pricing and underwriting guidelines can change; Amy will confirm the current option that fits your actual scenario.

For the home that calls for more room to plan

When Your Home Needs a Super Jumbo Plan

A Super Jumbo loan is about more than a higher price point. It can be the bridge to the home you have been working toward: more room for family, a view you have always wanted, a custom space to gather, or a place that simply feels like home.

My job is to help you bring the dream and the numbers together before you make an offer. We will look at the payment, cash to close, assets, income, the home itself and the room you want in your spending plan after closing.

Questions are welcome

Super Jumbo Loan Questions

How do I know the loan limits for my purchase?

Loan limits depend on the property county, number of units and the current conforming limits. I will review the live limits and your plan with you instead of relying on an old number online.

Do jumbo loans require a 20% down payment?

Down-payment expectations vary by program, property, credit, income, assets and the overall loan profile. We will explore the options available for your specific purchase.

Can self-employed buyers qualify for a jumbo home loan?

Many self-employed buyers can. The right approach depends on how your income is documented and how the rest of your financial picture comes together. Explore Bank Statement Loans, then we can start with a clear review of your documents and goals.

What are jumbo loan reserves?

Reserves are eligible funds you still have after paying your down payment and closing costs. They are usually measured in months of your total housing payment. For many jumbo loans, plan on 6 to 12 months of reserves, although the requirement varies with the program, loan amount, loan-to-value, property, and borrower profile.
