What is an asset utilization mortgage?
The FLEX asset utilization option uses a different qualification approach from loans based on traditional monthly earnings. Standard debt-to-income requirements do not apply, but residual-income requirements must be met. That is an alternative review method, not an absence of financial qualification.
Residual income concerns the amount available after applicable obligations. The exact asset treatment and required calculation must come from the full lending guide. An account balance alone does not establish your borrowing limit. I will review your documents and explain the calculation before presenting numbers.
Asset utilization is not another name for asset depletion
Under asset depletion, eligible assets are used to derive qualifying income, standard debt-to-income requirements apply, and other eligible income may be combined with it. Under asset utilization, standard DTI does not apply, residual-income requirements do, and other income cannot be combined.
That distinction matters if you have both investment accounts and earnings from work. More sources of money do not mean we can mix methods within this program. I compare the available approaches separately and explain which one fits the documentation and type of home you want.
The FLEX requirements that shape this option
For asset utilization, FLEX requires a minimum 700 credit score and a maximum loan-to-value ratio of 85%. Loan-to-value compares the loan amount with the property value used by the lender. An 85% maximum means at least 15% equity or down payment before closing costs, and a lower limit can apply because of the loan size, property, or other requirements.
This option is for a primary residence and supports purchases and rate-and-term refinances. Cash-out refinances, second homes, investment properties, and non-occupying co-borrowers are not eligible under this specific asset utilization option. It uses residual-income requirements instead of a standard debt-to-income ratio and cannot be combined with other income sources.
I also review the home itself early. FLEX excludes manufactured and mobile homes, working and hobby farms, properties over 20 acres, mixed-use properties, and certain other nonstandard homes. A property that does not fit this option may need a different financing approach.
Who should ask about this option?
It can be worth discussing when you have substantial eligible assets and want to buy or refinance your primary home without relying on a traditional earned-income calculation. It is not limited to people who run a business. The actual eligibility of your accounts, access to funds, credit, and transaction still determine whether it works.
You may be moving to a different home or comparing a new structure for your existing mortgage. We will talk about how you plan to make payments, the assets you want to preserve, and the cash you need available after closing. A financial qualification method should support those plans rather than substitute for them.
The documents that help us begin
Bring complete recent statements for the assets you want considered, ownership details, and information about withdrawal or access restrictions. Share your monthly debt obligations, current housing payment, and the proposed purchase or refinance goal. I will confirm the statement history and verification needed for the program.
If an account is jointly held, pledged, restricted, or intended for a near-term expense, point that out at the beginning. The review has to establish which funds are eligible and how they may be treated. A headline account balance alone does not establish a loan amount.
Asset eligibility, valuation adjustments, and residual-income calculations follow the requirements of this specific option. I will review those details with you. A calculation from another asset program or a loan based on employment income may not apply.
Plan for closing and the money you keep afterward
Your down payment is only one part of preparation. We also account for closing costs, prepaid expenses, and reserves. Reserves are eligible assets available after closing, measured in months of the housing payment, including principal, interest, taxes, insurance, and association dues when applicable.
FLEX generally requires three months of reserves for loans up to $1 million, six months for loans from $1,000,001 to $2 million, and nine months for loans above $2 million. There is no reserve requirement for rate-and-term refinances at 65% loan-to-value or below. The actual assets and documentation still need to meet the program rules.
I will help you see what remains available for everyday life and your business after the transaction. Qualification is one calculation; preserving working capital, a household cushion, and a payment you can live with is part of choosing a home loan that fits.
Compare financing before moving money
We can compare this with asset depletion and conventional home loans, or with a documented business-income approach such as bank-statement financing. Each comparison should show the payment, closing costs, equity requirement, and effect on funds available afterward.
You do not need to sell investments or move accounts just to begin our conversation. We first establish the eligible financing choices. Your investment and tax professionals can help evaluate any proposed asset changes, while I explain the mortgage requirements and timing.
For a homeowner, a rate-and-term refinance can be considered under this option, but a cash-out refinance cannot. If accessing equity is the goal, I will review a different product rather than present asset utilization as a cash-out solution. Explore refinance and home-equity choices for that conversation.
Your questions, answered
Can I combine asset utilization with salary or business income?
No. The FLEX asset utilization program cannot be combined with other income sources. If combining income would be helpful, I can compare asset depletion or a different qualifying approach.
Does this option have a debt-to-income limit?
Standard DTI requirements do not apply to this asset utilization option. Residual-income requirements must still be met, along with all other program requirements. I will calculate the applicable result using the full guide.
Can I buy an investment property with it?
Not under this specific FLEX option, which is limited to a primary residence. Asset depletion includes eligible investment-property scenarios, and separate investor loans may fit other goals.
What are the credit and equity requirements?
The program requires a minimum 700 credit score and an 85% maximum loan-to-value ratio. The applicable tier or property rules can be more restrictive. Closing costs and required reserves are separate from the down payment.
Can I use a non-occupying co-borrower or take cash out?
Neither is permitted under this asset utilization option. It supports primary-residence purchases and rate-and-term refinances. Tell me if your goals require a different structure so we can compare another loan.
