One-Year Tax-Return Loans

A closer look at the business you have built.

Your most recent tax returns may help open another home financing path. I offer a one-year tax-return option for eligible self-employed borrowers and will compare it with other ways to document your income.

What is a one-year tax-return mortgage?

The FLEX one-year tax-return option is designed for self-employed borrowers and requires the most recent year of personal and business tax returns, as applicable. It provides a specific documentation path within an alternative mortgage program. It is not a promise that a single page of a return establishes all the income needed for a loan.

One year refers to the return period used by this option. Your business history, continuing income, ownership, debts, assets, and property remain part of the review. I will confirm the complete requirements and explain how they apply to your business and planned home financing.

When this option is worth a conversation

Perhaps your business has become more established, your earnings are easier to document now, or you want to understand whether the most recent returns can support a purchase or refinance. This option gives us something specific to review. It does not allow us to ignore a relevant change in your business or the sustainability of income.

I start by asking what you want your financing to accomplish and how your business earns money. Then we can compare a one-year return approach with bank-statement loans, professionally prepared P&L financing, and other appropriate documentation methods.

What the income review considers

Your business structure helps determine which returns and schedules are relevant. A sole proprietor, partnership owner, and corporation owner do not necessarily present earnings in the same way. The review needs to connect your ownership, the business results, and the income available to you.

The income reported for tax purposes and the amount accepted for mortgage qualification may differ because lending calculations apply their own permitted adjustments. A lender also needs to understand unusual items and whether the income can continue. I will walk through the approved calculation, rather than equating one line on a return with your buying power.

If you plan to use business funds for a down payment or closing costs, tell me early. We need to document the source and review the applicable treatment of those funds. You should also consider the money your business needs to keep operating comfortably after closing.

Prepare complete documents, not just a summary

Gather the most recent personal and business tax returns that apply to your business, including the schedules. Have your ownership information, business-history timeline, and records of current operations ready. If you are refinancing, include your mortgage statement and explain whether your goal is a different loan structure or access to equity.

I will confirm any required supporting records through the full program guide. An extension, amended return, business change, or incomplete schedule may affect the next steps. Your tax professional remains the right person for tax preparation and filing questions; I help you understand the financing implications of accurate documentation.

Compare this with conventional financing

This FLEX option is a specific mortgage product, not a statement that conventional loans always require two years of returns. Conventional documentation varies with the borrower and applicable underwriting requirements. We should compare the options you actually qualify for rather than eliminate one based on a general rule.

Read about conventional home loans alongside this option. We will consider the income calculation, interest rate, fees, cash needed, and monthly payment. The most useful documentation method is the one that supports an appropriate loan for your plans.

Credit, down payment, and the home you choose

The one-year tax-return option is part of the FLEX alternative-documentation program for self-employed borrowers. The applicable financing limit depends on your credit score, loan size, property type, occupancy, and transaction. One year of tax documents does not automatically mean one year in business is sufficient.

The standard maximum debt-to-income ratio is 50%. Certain primary-residence scenarios can go above 50% up to 55%, with a minimum 700 score, no more than 80% loan-to-value, and required residual income. That exception does not allow first-time homebuyers or condotels; it is not a blanket higher limit. Debt-to-income compares qualifying monthly debt payments, including the proposed housing payment, with qualifying monthly income. Your comfortable spending plan is a separate conversation from the maximum a program permits.

Property eligibility matters alongside income. FLEX excludes manufactured and mobile homes, working and hobby farms, properties over 20 acres, and mixed-use properties. Eligible condos and other property types can have additional review requirements. Every property is reviewed individually. The lender relies on the appraisal, the use and characteristics of the property, and your intended use to determine whether it fits an eligible residential property or an excluded farm category. Having animals does not by itself establish farm use; acreage limits still apply. Tell me about the address and your plans early.

Plan for closing and the money you keep afterward

Your down payment is only one part of preparation. We also account for closing costs, prepaid expenses, and reserves. Reserves are eligible assets available after closing, measured in months of the housing payment, including principal, interest, taxes, insurance, and association dues when applicable.

FLEX generally requires three months of reserves for loans up to $1 million, six months for loans from $1,000,001 to $2 million, and nine months for loans above $2 million. There is no reserve requirement for rate-and-term refinances at 65% loan-to-value or below. The actual assets and documentation still need to meet the program rules.

I will help you see what remains available for everyday life and your business after the transaction. Qualification is one calculation; preserving working capital, a household cushion, and a payment you can live with is part of choosing a home loan that fits.

Your questions, answered

Is this available to self-employed borrowers?

Yes. FLEX specifically offers this one-year tax-return option for self-employed borrowers. I will review the full eligibility requirements for your business and transaction.

Does one year of returns mean one year in business is enough?

Not necessarily. The documentation period and required business history are separate issues. I will confirm the business-history requirement for your situation before recommending this option.

Do I need personal and business returns?

The program calls for the most recent personal/business tax returns as applicable. Your business structure determines which returns and schedules are relevant. I will give you a document list for your situation.

Can I use it to refinance?

The alternative-documentation program includes eligible rate-and-term and cash-out refinances. The loan-to-value limit and other requirements depend on the transaction, property, credit, and loan amount.

What if my returns do not support the loan I want?

We can compare another documented-income option, including bank statements or a professionally prepared P&L. We can also adjust the purchase range or financing plan. The goal is to understand your choices before making a commitment.
