What is a hybrid reverse mortgage?
You may want to stay in the home you love while preparing for a different income in retirement. This option combines features of a traditional mortgage and a reverse mortgage. It refinances an existing traditional first mortgage into a fixed-rate loan with a different payment schedule.
For the first 10 years, you make a required partial-interest payment. After that period, the required principal-and-interest payment ends. This does not mean the loan has been paid off or forgiven. Unpaid interest adds to the balance, and the loan must eventually be repaid under its terms.
How the payment changes over time
During the first decade, your required payment covers only part of the interest. Because it does not cover all interest or pay down principal, the balance can grow even while you make your scheduled payments. After the first 10 years, interest continues to accrue without a required monthly principal-and-interest payment.
You still need to pay property taxes, homeowners insurance, applicable association charges, and maintain your home. The reviewed product chart requires an escrow account at closing. I will help you compare the complete housing expense, the projected loan balance, and the equity you may want to preserve.
Who may be a fit?
The supplied product guidelines begin at age 55, with state restrictions. This is a refinance for an owner-occupied primary residence, not a purchase loan, second-home loan, or investment-property loan. Your existing first mortgage must be a traditional mortgage with at least 10 years of payments remaining, and the new loan must pay it off.
This option is designed for a specific situation: a homeowner who would need additional funds to close a traditional or other eligible reverse mortgage. It is not automatically an alternative for everyone who qualifies for those products. I will compare the available choices and explain why one may fit better.
Qualification includes a financial assessment of your income, assets, credit, debts, and property-payment history. You must be able to manage the required payments during the first 10 years and the ongoing property expenses. Product-specific counseling is also required so you can understand the structure before moving forward.
What should we compare?
Visit the Reverse Mortgage Hub to understand how HECM and purchase options differ from this hybrid structure.
A lower required payment can create breathing room, but it is only one part of the decision. We will review closing costs, the growing balance, your plans to stay or move, and what repayment means for you and your heirs. This is a non-recourse loan, subject to its terms, and the reviewed chart lists no upfront or monthly mortgage insurance premium.
We can compare this structure with traditional refinance options and the other home loans for retirement. If you want to buy another home, a reverse mortgage for purchase is a separate option.
Your hybrid reverse mortgage questions
Can I qualify at age 55?
The reviewed chart begins at age 55 at application, subject to state restrictions and other requirements. Age alone does not establish eligibility. I will check current availability for your state and property.
Do I have to make payments?
Yes. A partial-interest payment is required for the first 10 years. After that, the required principal-and-interest payment ends, but taxes, insurance, maintenance, and other applicable property obligations continue.
Is the loan paid off after 10 years?
No. The payment requirement changes, but the balance remains and can continue to grow. We will review the repayment events and how the loan affects your remaining equity before you decide.
Can I use it to buy my retirement home?
This particular hybrid option is refinance-only. If you are buying, let's compare a reverse mortgage for purchase with other home purchase financing.
