What does no seasoning mean?
In this context, seasoning refers to how long you have owned the property before refinancing. A no-seasoning DSCR option may permit an eligible refinance without the ownership waiting period required by other programs. It does not remove the other requirements or mean every transaction can use a new appraised value immediately.
Ownership timing and property value are different
The date you acquired the property is one part of the review. The value the lender will use is another. Depending on the program, the purchase price, documented improvements, appraisal, and transaction type can affect the calculation. Before planning to recover your investment, have me review the actual purchase and renovation history.
Start with the transaction you want to complete
Are you replacing a short-term purchase loan, refinancing a cash purchase, or looking to access equity? Those are different scenarios. Bring your purchase closing statement, proof of how the acquisition was funded, current loan details, and improvement records. We can review the available structure and how costs, reserves, and any prepayment terms affect your plan.
How rental cash flow fits
DSCR stands for debt service coverage ratio. It compares eligible rental income with the property payment calculated under the loan program. The accepted rental income and expenses depend on the lender's rules. Credit, available funds, the property, and rental documentation still matter. Visit our DSCR overview for the broader picture.
Keep the timing realistic
An ownership-seasoning exception is not an instant closing. Appraisal, title, rental-income review, and the complete loan file still need to come together. If you have a short-term loan coming due, share its maturity date and payoff information early. Compare the new financing with the costs of keeping the existing loan and your longer-term rental plan.
Your next step
Bring the property address, your intended use, any current financing, and your spending plan. We will talk through your goal, compare the relevant options, and identify the documents needed for a closer review. The aim is a financing plan you understand and can put to work.
Credit and cash-out requirements
Some DSCR options start at a 660 credit score. Cash-out refinances generally require a higher score, and the requirement also depends on the loan amount, equity, rental coverage, property, and selected option. I will review the complete scenario with you rather than treat one score as a fit for every loan.
Build your plan around the selected loan
We will confirm rental documentation, credit, reserves, property eligibility, and the full payment schedule for this option. Specialty DSCR features follow their own requirements; they are not interchangeable with every standard DSCR loan.
Frequently asked questions
Does no seasoning mean there are no requirements?
No. It addresses a specific ownership-timing requirement. Property, credit, valuation, documentation, and other program rules still apply.
Can I use the current appraised value right away?
That depends on the program and transaction. The lender may have separate rules for the value used soon after a purchase, even when ownership seasoning is not required.
Can I take cash out?
We can review that goal, but cash-out eligibility and the amount available depend on the program, property value calculation, and your transaction details.
Are ownership seasoning and seasoning of funds the same?
No. Ownership seasoning concerns how long you have owned the property. Seasoning or sourcing of funds concerns the money used for closing and reserves.
